Lakeside Barns is a striking transformation of a former cow shed into a collection of three beautifully crafted homes, nestled beside a tranquil lake in one of Higher Whitley’s most picturesque settings.
Delivered on a design and build basis, the project overcame strict planning conditions and complex structural challenges to create a development that blends rural charm with contemporary comfort.
Each home offers approximately 2,500 square feet of living space across thoughtfully designed layouts, complemented by separate garaging and overflow visitor parking. The interiors feature premium finishes, including Siematic kitchens and Villeroy & Boch bathroom fittings, reflecting a commitment to quality throughout.
Environmental performance was a key focus, with all properties fitted with air-source heat pumps, ensuring energy efficiency and reduced running costs.

Our Lakeside Barn conversion project presented many difficult challenges, including complex foundation re-engineering. A timber frame was installed around the building prior to fitting the timber cladding, ensuring that none of the original building tolerances issues were evident. This was done so well that you would think this was a new build development. The building also required a gabion basket design to provide a very impressive lakeside patio. It was imperative that the contractor was able to deliver the high standard of skill and craftsmanship needed to do this project justice. The build quality was exemplary and the lack of defects is something rarely seen these days, outstanding.
